  • How much do your vacation rental management services cost?

    Our management fee can be structured in two ways:


    Percentage-based fee: A percentage of the rental income (typically 10%-25%), which aligns our success with yours.


    Flat-rate fee: A fixed monthly fee, regardless of your rental income.

    We can discuss which fee structure works best for your needs during a consultation.

  • How do you handle cleaning and maintenance?

    We coordinate professional cleaning and maintenance services to ensure your property is always in pristine condition for each guest. We handle everything from routine cleaning to emergency repairs, so you don’t have to worry about a thing.



  • Do I need to provide anything to get started?

    To get started, we'll need access to your property details (photos, descriptions, etc.), as well as any existing booking calendars if available. We’ll take care of everything else, from setting up your listing to coordinating cleaning and maintenance.

  • Will my property be listed on multiple platforms?

    Yes! We list your property on both Airbnb and VRBO to reach the largest possible audience. We also ensure that your calendars are synchronized across all platforms to avoid double bookings and ensure a smooth booking process.



  • How do you handle guest inquiries and bookings?

    Our team handles all guest communication from the initial inquiry to booking confirmation, check-in/check-out instructions, and any guest issues during their stay. We ensure that each guest has a seamless experience and that you can focus on enjoying passive income

  • Can I access the performance of my vacation rental?

    Yes! We provide regular updates on the performance of your property, including booking rates, occupancy levels, and earnings. You’ll always be in the loop regarding how your property is performing.



  • Do I need to be involved in managing my vacation rental?

    Once you sign up with DONI MGMT, you can be as hands-off as you'd like. We handle everything from guest communications and booking management to cleaning coordination and maintenance. You can sit back and relax while we take care of the day-to-day operations.



  • What areas does Doni service?

    Doni provides property management services in the South Florida metropolitan area, encompassing Miami-Dade and Broward counties.

  • What is included in the monthly rental management fee?

    Rent Collection: We offer rent collection services, simplifying the process for tenants and property owners. 

    Financial Management: We offer comprehensive financial services, including budget reports, reconciliations, maintaining meticulous financial records, and providing owners with transparent and detailed monthly statements.

    Tenant Liaison: Acting as the main point of contact, we eliminate communication between tenants and landlords, reducing administrative burdens on property owners. 

    Rent Arrears Management: Our team handles delinquent rent situations promptly and professionally, we oversee the delinquency, the eviction and collections if necessary. 

    Maintenance Oversight & Vendor Procurement: We oversee maintenance requests efficiently, prioritizing swift responses to uphold property standards and tenant satisfaction. We conduct competitive bidding for maintenance services, ensuring quality work at fair prices for property owners.

    Move-in and Move-out Inspections: We conduct thorough inspections to facilitate smooth transitions for both tenants and landlords, minimizing disputes over property conditions

    Property Inspections: We conduct regular inspections to identify maintenance needs early, preventing issues from escalating and preserving property value over time. 

    We provide our landlords with detailed report inspection findings. Depending on the lease agreement and landlord preference inspections can be held every 3 months, 4 months, or 6 months. This includes move out and move in inspections. 

    Emergency Response: Our 24/7 hotline ensures immediate attention to urgent matters, prioritizing tenant safety and property integrity.

    Handling Notices and Violations: We manage all communication regarding violations and notices professionally, ensuring compliance with rental agreements and regulations.

    Tenant Screening: We conduct thorough background checks, providing landlords with essential information and promoting a secure and stable rental environment.

    Eviction Management: In the unfortunate event that an eviction is necessary, our team collaborates closely with eviction lawyers to navigate the legal process seamlessly.





  • What if there is an emergency at my property?

    Doni offers an emergency hotline available to all tenants and landlords, accessible 24/7. This hotline is designated for fire, flood, or life-threatening emergencies exclusively. Tenants are instructed to dial 911 first in such situations, followed by contacting our emergency hotline.

  • Does Doni carry insurance?

    We maintain comprehensive general liability and professional liability coverage, including Errors and Omissions (E&O) insurance. When selecting a property management firm, it's vital to confirm their ability to compensate you for any financial losses resulting from errors.


    While legal recourse may be pursued against the management company, the possibility of bankruptcy as a means of avoiding payment is a concern. Our dedication is to work diligently every day to prevent such scenarios.


    Additionally, we provide Worker's Compensation Insurance for all our employees at Doni. We also require all vendors working on your property to carry a general liability insurance. This ensures that any on-site injuries to our staff or to vendors do not become your responsibility.



  • How often does Doni inspect our rental properties?

    Doni conducts move-in, 6-month, and 11-month inspections before lease renewal, examining all systems within the house to ensure proper functionality, crucial for maintaining well-maintained and safe properties. Additionally, these inspections allow us to assess how well the tenants are caring for the property. Should our owners desire, we also offer quarterly inspections upon request. If any issues of concern arise during these inspections, we address them promptly.

  • How does Doni handle delinquent rental tenants?

    Our team adopts a proactive and assertive approach in managing late payments and delinquencies. One week prior to the rent payment, we diligently dispatch lease statements, aimed at addressing any inquiries or apprehensions tenants may have, thereby mitigating potential payment delays.


    In the event rent remains outstanding post the due date, prompt action is imperative. Doni, initiates the issuance of a notice to cure or a demand letter, adhering meticulously to the stipulations delineated within the lease agreement. With the consent of our landlords, we expedite the process by issuing default notices and seamlessly coordinating with legal representatives throughout every stage of the eviction procedure.


    Our unwavering objective is to ensure minimal disruption and mitigate financial risks for our landlords. Thus, we remain steadfast in our commitment to proactively driving the eviction process forward. 

  • Does Doni charge a management fee if the property is vacant?

    No, we do not impose a management fee when the property is vacant. Instead, upon the property being rented, we apply a rental fee equivalent to one month’s rent for the initial month. 


    Subsequently, a monthly management fee of 9% is implemented for each succeeding month thereafter.

  • How and when will owners receive their rental checks?

    We wire our payments via ACH at no cost to the landlord on the 8th of each month. Additionally, we proactively send bank confirmation receipts to all landlords.


    If our owners have another preferred payment method, we're happy to oblige, though ACH is the quickest payment route. Any other methods may incur slight delays.
